Aptitude Management Services LLC supports developers and consultants with design management, development consultancy and strategic asset information management services. The Aptitude System ( Apt Information Technology for Urban Design and Environment) has been developed to deliver sustainable, profitable and efficient management of the property development process using construction control techniques that will make any development a success.
With 35 years of experience in management of major projects in the MENA region we understand the market, the players and the processes.
Since 2000, Aptitude and its precursor company has successfully undertaken nearly 150 commissions of varying sizes and complexity, ranging from lead roles in major development projects with durations of several years and budgets up to $US400M, to low-budget office relocations with delivery schedules of less than six weeks.
We offer a broad range of capabilities and a strong regional presence. Our services are sought throughout the Middle East, covering the entire project life-cycle, from feasibility studies and development briefs, to management of major contracts, management of transition from construction phases to post-occupation and preparation of post-occupation Facilities Management strategies, maintenance contracts and work practices, with expert consultancy advice and sophisticated software available to support every stage of the process.

A qualified architect/surveyor, Douglas has developed a binary model of the development cycle and represents a suite of integrated software and online services that support the property sector.
Several years of post-graduate experience in Australia led to an international career beginning in London in 1979 with Kuwait Hyatt Regency Hotel for RM&B Consultants (Romegroup), before relocating to Qatar in 1982 as Executive Architect on the Doha Palace Project for the Amiri Diwan. Worked from 1985-1993 as a multi-skilled Project Director/Senior Architect for Architects International (USA) and CowiConsult; with postings in Oman, and UAE, followed by six years with Cluttons in Saudi Arabia & Bahrain as a Senior Surveyor, Property Manager and Project Coordinator.
Experience includes lead roles in major planning/urban development and engineering projects; also palace, hotel and government projects to the highest standards of architecture and interior design. Facility management, business management and development advice.
Working environments have included heading large, multi-disciplinary project teams, at other times working in an autonomous capacity running major projects from regional offices on behalf of parent offices overseas. Capabilities include feasibility studies and concept designs through construction documentation, leading post-contract supervision teams, condition surveys, valuations, and refurbishment.
Able to innovate, lead, manage and implement all aspects of property-related services, including architecture and project management, encompassing design, documentation, consultant coordination, client and parent office liaison, resident supervision, programming, cost control, contract administration and facilities management. Developed the "Hybern-8" corporate governance concept for Rationalisation, Hibernation and Recovery for stalled projects in 2009, nominated for "Best GCC FM Consultancy of the Year 2010".
Douglas established Langmead Associates WLL in Bahrain in April 2000 to provide business consultancy advice, project co-ordination and contract administration services to a wide range of clients, ranging from the major multi-nationals to banks and private sector companies. Since the inception of the company, Langmead Associates established a branch office in Dubai in 2005 and established a Gulf-wide presence, having completed assignments in Bahrain, Kuwait, Lebanon, Jordan, Syria, Qatar, UAE and the Kingdom of Saudi Arabia.
Following the economic crisis, a strategic decision was taken to focus on building information management, which lead to the closure of the Bahrain operation and establishment of Aptitude Management Services in Dubai in 2013.

After 26 years in the UK military and another 13 in commercial security both as a service provider and a corporate security manager I founded Rose Associates not only as a means of providing a service offering based on my not unsubstantial experience, but also and more importantly in a form I had found lacking in my years working for providers and end users alike.
