Many projects fail to realize their economic potential owing to poorly defined requirements and lack of design control during the development process. The Aptitude process embodies the experience of 35 years leading teams on projects in the Middle East.

We are champions of Buildign Information Modelling and Building Information Management utilising the Omniclass classification systems..

  • Plan with developer the type of development he requires utilising Requirements Manager to create a framework for the subsequent flow of information.
  • Determine a specification, i.e. quality and quantity depending on the site location and potential sales.
  • Select a suitable FIDIC Contract with which to administer the project.
  • Procure satisfactory initial financial support. This can be finalised once the tenders have been received.
  • Prequalify and select contractors to submit tenders.
  • Assess the tenders realistically.
  • Based on the tenders and initial time element required by the contractor, prepare a basic schedule (site plan) that incorporates the main activities. More detailed activities can be included at a later date.
  • Award the contract. Part of the contract will be the implementation and the contractors agreement to use the Aptitude Systems.
  • The Aptitude System introduced, through seminars; to the contractors staff along with the ALL the designers, (architects, engineers etc).
  • During the contract period ensure the Aptitude System is being maintained. i.e. schedules updated daily, quantities monitored daily, costs monitored daily etc. etc.
  • Minimise risk by realistic appraisal of foreseeable risks. Disputes discussed averted or resolved as they arise involving every discipline concerned.
  • At the end of the project the development can be handed over easily. All the Aptitude Systems have been used, costs can be allocated, and disputes arising during the construction will have been resolved at the time, work out the final cost and hand over.

This way, the budget can be met, or at least amended and agreed during construction. The project is handed over on time thereby not incurring further unforeseen costs and interest. There are no claims.

Office Fitout Coordination

Preparation of design briefs, arranging for planning to be carried out, establishment of budget, programme and services constraints. Acting as the Client's Representative during the fitout process.

Site Identification

Locating sites and premises best suited for the Client's requirements. Preparation of reports with weighted evaluation of site selection criteria.

Legal Services

Aptitude do not offer expert legal advice, but assist in liaison with the client's solicitor on matters relating to the development.

Tender and Contractual Arrangements

Reviewing and agreeing selection of contractors, advising on form of procurement and tender methods, forms of contract.

Presentation of reports and evaluation of tenders, recommendations, negotiations where appropriate.

Consultants Appointment & Monitoring

Advise the client if the need arises to engage further consultants to carry out structural, mechanical and electrical installations / designs and interior / exterior design.

Monitoring / Controlling of Projects

Monitoring on behalf of the client the work and performance of all employed contractors and consultants to ensure that all major works / instructions are carried out with due regard to the day to day running of the building, all in accordance with the Landlord's regulations and good trade practice. Attendance and minutes of Pre-contract and progress meetings, on behalf of the client.

Monitoring the ongoing costs and authorising interim payments on behalf of the client, to ensure that the agreed budget is adhered to and advise of any anticipated variations.

Examining the contractor's programme and advising thereon in the context of the client's objective

Inspection and report on ongoing works on a periodic basis on behalf of the client.

Liaising with the necessary consultants / contractors at the time of agreed completion to oversee the transfer of responsibilities for maintenance etc.

Federal Supreme Court (Abu Dhabi 2013)

Located between the Shaikh Zayed Stadium and the National Exhibition Centre in Abu Dhabi, the new Federal Supreme Court building will accommodate all the departments of the FSC with court rooms, ancillary services, offices and an auditorium for 600 people. Total area approx. 24,000 m² in a neo-classical design of 2B+G+3 floors. We have been seconded to Arif & Bintoak, the Lead Consultants, as Project Director for the project design phases.

Public Prosecutors Office (Abu Dhabi 2013)

On a site of 5,500 m² not far from the Federal Supreme Court, the new Public Prosecution Building will accommodate the 6 departments of the PPO in 4 floors of office areas with an atrium main reception and pre-function area, meeting rooms, lawyers rooms, auditorium, library, cafeteria and ancillary services. Department offices and support services are accommodated on the upper floors, with 2 basements of parking. Total area approx. 26,600 m² in a neo-classical design of 2B+G+4 floors. We have been seconded to Arif & Bintoak, the Lead Consultants, as Project Director for the project design phases.

Standard Chartered Bank Manager's Residence (Bahrain 2012)

Concept design options for renovations and extension of existing villa or replacement with a contemporary villa. Options presented for contemporary, traditional and majlis style.

Bahrain Kuwait Insurance Company Office Tower (Bahrain 2011)

The building provides staff and customers with easy accessibility and ultimate levels of comfort and convenience. Modern architecture and contemporary interiors have been carefully designed to provide a comfortable work environment for employees to perform their work efficiently. The 11-story, state- of- the- art building, includes 4 floors providing 80 car parking slots. The building also contains a training room and board room, both equipped with the latest audio-visual technology. The total cost of the building is BD 3.5 million.

Al Shahama Palace (Abu Dhabi 2011)

The Al Shahama Palace project is located at Ghantoot, UAE, approximately 65 km from Dubai within the confines of an existing palace estate. The project consists of the construction of a new approximately 4,600m2 Main Palace Building on 3 levels with adjoining Majlis, Arcades and Swimming Pools on the sloping northern bank of the Ghantoot Canal.

Our involvement commenced with a design review at the outset of construction and has carried through with a series of design changes to the main palace, design of service buildings and support facilities, landscaping coordination and masterplanning.

Designs were carried out for construction of new buildings within the existing service yard, the construction of a service tunnel between the service area and the new Palace, extensive landscaping and formation of access roads, a new Boundary Wall, Gazebos within the Palace grounds and refurbishment works to the existing palace.

The project will also include Marine Works which will involve the formation of a beach lagoon off the existing canal, along with the construction of Boathouses and a new Sea Wall

Venture Capital Bank (Bahrain 2007)

VCB commissioned LA to act as Client Representative on their behalf for the design and fitout of their new corporate offices on levels 6-8 of Park Plaza Building in the Diplomatic Area. The work included development of the design brief, budget, programme and scope of works, as well as directing and administering the design and fitout process under a Design/Build form of contract developed specifically for the project.

The project comprises executive offices and Board Room on the 8th floor, including provision of raised flooring and a mezzanine level overlooking a landscaped atrium, landscaping of external roof terraces, administrative offices on the 7th floor and a business centre on the 6th floor. Quality of finishes ranges from extremely high to high office standard, with extensive I/T installations and full staff amenities

Prime Instant Offices (Bahrain 2007)

In 2006, Prime Instant Offices took over the premises formerly fitted out for ANZ Bank on the 14th Floor of Al Jasrah Tower, and converted them into a sumptuous suite of serviced offices. With a proven demand for the faculties, we were commissioned to manage the fitout of a satellite office on the 10th floor, maintaining the same design theme and with interconnectivity of I/T and data systems.

Seven offices, accommodating up to 24 people, plus a conference room, reception area, kitchenette, WC with lobby, a galley kitchen and office services zone were fitted into an area of just 148 m².

Prysmian Offices - Al Zamil Tower (Bahrain 2007)

Starting from a shell and core in a new building, designs were developed which took full advantage of sweeping views and an abundance of light to develop a contemporary office with uniquely detailed glazed walls, taking just 6 weeks to transform an awkwardly shaped space into a showpiece office shared by two organisations seeking to make an impression with their Middle East headquarters

Bahrain Financial Harbour (Bahrain 2007 - 2008)

Prior to the official opening of the Bahrain Financial Harbour in May 2007, we were engaged to establish the principles of measurement, verification of as built areas and standards of preparation for demise drawings for the two towers and podium shopping level of the Bahrain Financial Harbour. We have an ongoing role in this task.

Big Yellow Self Storage (Dubai 2007)

Due to open in 2008, Big Yellow are constructing the world's largest, purpose-built self storage facility in the Industrial Media Production Zone, Dubai. Aptitude have been appointed as Owner's Representative to manage the implementation of the project, due to commence operations in 2008.

Jumeirah Beach Residence (Dubai 2003 - 2007)

In July 2003, we were appointed by Arif & Bintoak for secondment as Project Director of the Jumeirah Beach Residences, Sector 4, in Dubai. The overall development is for 38 high-rise residential towers on a coastal site 1.7km long overlooking the Jumeirah lagoons. Sector 4 has a total of 8 towers, up to 52 storeys with 1,450 apartments totalling 430,000 m² and a $US300m budget.

GBM Office Fitout (Bahrain 2006)

GBM/IBM commissioned LA to relocate their offices to the 5th Floor of the MS Centre in Seef Area, Bahrain. The two divisions share a floor space of over 900 m² with shared Reception and Conference. The offices include state of the art I/T installations and incorporate two training rooms, a Parts Centre and Repair facility. With Design Consultants, Doha, we were instrumental in arranging the design and implementation of GBM's county office in Qatar in 2003.

HSBC Office Relocation (Dubai 2005)

Working in association with Arif & Bintoak, we provided project coordination and contract administration for renovation and refurbishment of more than 2,000 m2 of office space on 2 levels for relocation of a service department of HSBC Bank in offices facing Shaikh Zayed Road, as part of an ongoing relocation strategy. Phase II of the strategy involved relocation of the Bank's Business Development Unit at Enoc House in Dubai, completed October 2005

Phillip Morris Office Fitout (Bahrain 2005)

Phillip Morris engaged LA for the establishment of their representative office in Bahrain. The fitout from the original shell and core condition was carried out under tight restraints of time and cost,incorporating executive offices, a conference room, corporate reception and open plan office area. Existing bathroom facilities were modified and a staff amenity area is provided.

Bahrain Formula 1 Race Track (Bahrain 2004)

In February 2004, we were appointed by Cebarco to administer and coordinate the final few months of interiors completion and fitout of the purpose-built Bahrain Formula 1 Racetrack in time for the first Middle East Formula 1 Grand Prix in April 2004

Baker Hughes Office Fitout (Bahrain 2003)

Lease negotiation, project coordination and contract administration for fitout of new office premises on the 1st floor of the landmark Citibank House in the Seef District of Bahrain. Baker Hughes required a high quality fitout, combining training facilities with a high tech office environment for their oilfield support and scientific analysis operations.

DHL Saudi Arabia Development Programme (Saudi Arabia 2002)

In early 2002, LA were appointed to prepare a development brief for an ambitious 3-year redevelopment programme of DHL facilities in the Kingdom of Saudi Arabia. The programme encompassed relocation of the country offices from Dhahran to a purpose built headquarters building in Riyadh, combination of the regional offices and distribution centre in Jeddah, a gateway facility at Riyadh airport and an upgrade of more than 50 express centres throughout the Kingdom.

The project required preparation of a comprehensive development brief, budget plans, facility sizing, site identification and commissioning of schematic design proposals for the major buildings. Standardisation of express centre design was also developed, with prototype fitouts being completed in extensions of the existing Dhahran Country Office and express centre renovations in Nejran and the Aramco Al Mujamma Express Centre.

Capital Union Bank Fitout (Bahrain 2002)

Project coordination and support for fitout of new Bank premises on the 11th floor of the Al Jasrah Tower in the Diplomatic Quarter. Reception, offices, conference room and support facilities.

ANZ Investment Bank (Bahrain 2001)

Project coordination and support for fitout of new Bank premises on the 8th floor of the Al Jasrah Tower in the Diplomatic Quarter. Reception, offices, meeting room and dealing room and support facilities.

Coca Cola Middle East Office Modification (Beirut 2001)

Study and report on feasibility of relocating CCNE operations into CCBCL Bottling Plant administration area in Chouefait. Study of options and alternative locations. Project coordination and contract administration of modifications to existing offices.

Coca Cola Middle East - Unitag House Phase I & II (Bahrain 2000 - 2002)

A very compressed time scale for relocation and expansion of the former Coca-Cola Gulf offices, appointed as contract administrator after the commencement of work. Three floors fully fitted out and completed in stages for a phased move-in which began within two months of contract commencement. The fitout incorporates a highly sophisticated board room with full media wall and video conference facilities, a dedicated computer room with extensive I/T infrastructure and high quality, custom-made cabinetry and filing systems.

Extension of offices in Unitag House were also undertaken to incorporate the remainder of the first floor, plus modifications to other areas to accommodate restructuring & additional staff. Renovation of common areas of the building on occupied floors.

Lawson Stathan Office Fitout (Bahrain 2000)

Project coordination and support for fitout of new bank premises on the 9th floor of the Sheraton Complex. A contemporary, open-plan office layout with purpose made furniture, serpentine seating arrangement, aquarium and "feng shui" environment.
