Facilities Management

New Capital Projects

Aptitude provides FM advice from the Concept Design and Development stage through to the construction and operation phases for new developments. The application of FM thinking at the initial stage of large development projects yields significant benefits in life cycle costs.

The ability to influence cost reduction potential on the Whole Life Costing is higher at the initial stage of the development and decreases continuously as construction starts. This can be illustrated graphically as below.

The Pearl - Qatar (Qatar 2007)

Working in association with Evans & Peck of Australia, Aptitude were engaged by the developer of The Pearl, Qatar, United Development Company, to provide specialist consultancy services for the Facilities and Asset Management of the project.

The Pearl Qatar comprises a luxury mixed use development on an island reclaimed off the West bay coast north of Doha. When fully operational, the development will comprise residential beach front villas, apartments, hotels, retail outlets, office space, community facilities, parks and utilities, serving a residential population of 50,000.

The commission comprised:

  • Evaluation of contract strategies and delivery mechanisms
  • Preparation of a comprehensive facility and asset management tender document, based on outcomes
  • Development of Key Performance Indicators for FM Operator performance measurement
  • Estimation of forward life cycle budgets as a baseline for tenders and internal budgeting
  • Development of an organisation structure for the developer to be able to manage the contractor
  • Providing support in prequalification and selection of contractors, running the bid process, evaluation of offers and recommendation for award.

Mina Salam Industrial Estate Development(Bahrain 2005 - 2007)

Working in association with Cowiconsult, we provided business strategy advice, asset evaluation, tenant business compensation and development strategy for relocation of 22 industrial units affected by proposed widening of the Mina Salman Highway.

xD Sustainability Manager (xDSM) is a member of the xD Building Lifecycle Enterprise Suite, comprising a number of distinct products for each phase of the lifecycle, from requirements elicitation and management through concept design, detail design, construction and on into building operation and management and CREM.

One of our products, xD Requirement Manager (xDRM), is particularly suitable for managing the initial and ongoing project requirements that drive the project resolution on into facility management. Green building requirements, as formulated in green building rating systems such as Estidama, LEED or Green Star, may be viewed as a set of requirements with the addition of a points rating. We have recently applied and implemented xDRM as a Sustainability Management Framework, called xD Sustainability Manager, to the Estidama Pearl Green Building Rating System in Abu Dhabi. I have attached a brief document on this. The implementation to other rating systems, such as ARZ, is a relatively straightforward process of populating the database with the relevant green credits and points, and the relevant documentation, submittal forms and checklists in the document management library. This might be viewed akin to populating a spreadsheet with data.

xD Sustainability Manager is a purpose configured requirements manager for sustainable building requirements/ratings. Its features include:

  1. Central web based collaborative environment
  2. Change tracking and notification; integrated discussion board
  3. Integrated document library for knowledge management
  4. Credit points assessment
  5. Active linkage to BIM conceptual design models (xD Conceptualizer)

xDSM may be implemented either on client servers for use within the organization or located on a secure 3rd party server and provided as an SaaS model, perhaps in combination with other services offered. It is important to note that because it is based on our general xD Requirements Manager, it can also be used to manage concurrently all of the other requirements that are relevant for the project. It is also important to note that, by virtue of sharing common functionality with our Lifecycle Enterprise Suite, it can take advantage of our "integration adapter" to work with other enterprise solutions like ERP and HR systems.

xDSM is unique in the market as many of the other software systems utilized to help with managing green building ratings are essentially knowledge management systems, whereas our system actually manages the credit points and submissions, with ongoing transparency to all stakeholders. The ability to link to Building Information Models (BIM) and actively monitor the requirements that affect the conceptual design of the facility, or to link to a model used for facility management or corporate real estate management is definitely unique. In this latter capacity, we have a product, xD Facilitator, which can be used to link the sustainability management to existing FM systems and building management systems to monitor how well the real time operation of the building is meeting the sustainability KPI's. This provides a "full circle" solution, from definition of green building requirements all the way through to building operation.
